Feasibility Study Proposal Template

A feasibility study answers an owner's first question: what can I build here, and roughly what will it cost? This template proposes site, zoning, and code analysis, test-fit options, and a construction budget range, delivered in a findings report the owner can take to lenders, partners, or a decision on design.

Thank you for asking us to look at your property. This proposal sets out the questions the study will answer, how we'll work, what you'll receive, and three options to choose from.

The Question

[Client Name] is considering [describe the opportunity, for example: buying the 0.4-acre lot at 88 Cedar Avenue to build a small apartment building], and needs to know what the site can hold, what approvals it would need, and roughly what it would cost to build.

How We'll Work

Site analysis. We review the survey or title report, access, utilities, topography, and easements, and visit the site.

Zoning analysis. We confirm permitted uses, density, height, setbacks, lot coverage, parking, and any overlay districts, and note where a variance or other approval would be needed.

Building code analysis. We identify the occupancy, construction type, allowable height and area, and the main egress and accessibility requirements that shape the building.

Test fits. We prepare layout and massing options that show what could be built, with unit counts and floor areas for each.

Budget range. We give an opinion of probable construction cost for each option, as a range based on recent comparable projects.

Findings. We summarize what we found, the approvals path and its likely timeline, and our recommendation, in a report we review with you.

Study options

Fees are fixed for the scope described. If you go ahead with design, we credit half of the study fee against schematic design.

  • Access to the site, or the owner's permission for us to visit

Timeline

We'll deliver our findings within four weeks of your signed approval, or within six weeks with the planning review, depending on the planning department's schedule.

Limits of the Study

Frequently asked questions

What does an architectural feasibility study include?

Usually a review of the site, zoning, and building code, one or more test-fit layouts showing what could be built, a rough construction budget, and the approvals the project would need. The result is a report the owner can use to decide whether to go ahead.

How long does a feasibility study take?

Often three to six weeks, depending on the site and how much of the zoning needs interpretation. Meetings with the planning department add time, but they make the findings more reliable.

Is this feasibility study proposal template free?

Yes. Read and copy the full text on this page, or edit it online and see it as your client will. When it's ready, start a free Clientary trial to send it or download it as a PDF.

Has a lawyer reviewed this template?

No. It's a general starting point written by Clientary, not legal advice, and it hasn't been reviewed by a lawyer for your situation or the laws where you and your client work. Have your own counsel review it before you use or sign it.
